The purchase of a home is typically the largest investment that a person will make during their life. Because of
this, great care and thought should be given to this process so that you're prepared for what will happen.

Choosing an Agent
With so much information readily available online we are asked "Why should I use a real estate agent?"  They are
trained professionals who will share years of knowledge and experience, our agent’s  will make the process as
smooth and stress free as possible for you.

Must Have List and Wish List
Here are a few things that every potential home buyer should consider when beginning to search for a new home. 
By considering these things and discussing them with your realtor, you can save yourself time and avoid looking at
homes that do not fit your criteria.  You may want to have 2 lists, the “Must Have List” and the “Wish List”.

· What is your prices range? No less than $__________ but no more than $__________
· What area/town?
· Do you need to be near highways or public transportation?
· Style home - Contemporary? Colonial? -Cape? - Ranch?
· Do you want a new home? Are you willing to do updates?
· How many bedrooms?
· How many bathrooms?
· Full basement (unfinished/finished)
· What size property?
· Garage (attached/detached)?
· Are there any special features or needs that you must consider?

Lender Information
While you are looking for a home it is best to speak to lenders (banks or mortgage brokers) and decide who has
the best mortgage package for you.  They will also assist you in getting a Pre-Qualification.  A Pre-Qualification
will let you know how much you will be able to borrow for your new home.

What to Expect Next
Once you've found your dream home, your agent will assist you in negotiating a sales price.

After you and the seller agree on the sale price, you will need a real estate attorney to represent you in the
development and the signing of a sales contract.   Your attorney will also be with you at the house closing to assure
things go smoothly and explain the closing documents to you.

When both parties have signed the sales contract it is now time for a Home Inspection.  A qualified inspector will
take an in-depth look at the home and evaluate the construction, structure, and mechanical systems.

During this time you will start the paperwork for your mortgage.  Most lenders required a termite inspection prior
to guaranteeing you funds to purchase the home.  Termite inspections are separate from home inspections.
